Introduction
We aim to cater for the needs of all visitors in our home based, 3 bedroom bed and breakfast. The following statement is a
summary of our provision. If you have any specific questions please feel free
to call us and we will endeavour to help
Pre-Arrival
• Local bus are seasonal and infrequent.
• There are Train stations in Ledbury-6 miles away and Malvern -7miles away.
• We have a website with photographs of the rooms and the views.
• You can contact us via phone or email.
Arrival & Car Parking Facilities
• There is ample car parking on the premises.
• Assistance with luggage is always offered to guests.
• The entrance is to the side of the house and is accessed through the garden
area along a level gravel then concrete path. The path is lit at night by
movement sensitive lighting.
• The entrance is through double doors and has one step up of 5inches(12cm)
Main Entrance & Reception
• Entrance is into a reception hall area.
• Seating is available.
• The floor is carpeted and the decor is neutral, but part beamed.
• Guests are escorted to their rooms and facilities explained before being
offered refreshments.
Public Areas - General (Internal)
• All ground floor rooms ,stairs and bedrooms have
carpet floors, ensiute facilities and bathroom have
ceramic floors.
• In the older areas of the property, including sitting room, dinning room and two of the bedrooms door height is
restricted to a min of 5ft 8inches
(1.23m).
• The landing area has a step of 7inches (18cm) and into bedroom 2 a step of
4inches (10cm)
• The area is well lit.
Public Areas - WC
• Rooms1 and 2 have ensuite facilities.
• Room 3 has a private bathroom.
• There is a WC available on the ground floor.
Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
• Breakfast is served in the breakfast room on the ground floor. A high chair is available on request.
• Circular table and chairs which can be moved to accommodate.
• Menus are available and vegetarian, vegan or gluten free options are available.
• We do not play background music in any area of the B&B.
• A sitting room/lounge is available for guests. Walls and ceilings are beamed,
and a log fire will be lit if requested.
• Plenty of arm chairs and settees.
Laundry
• Drying room is available.
• Iron and board available in the utility room on request.
Shop
• No shops are available in Birtsmorton. A small post
office is 3miles away.

to two aspects. The floor is carpet with ceramic flooring in the ensuite area. The chair and dressing table can be moved to
facilitate a travel cot available on request. Wardrobe area.

Grounds and Gardens
• We have a large garden bounded by a stream. Well
stocked flower borders
• a fish pond and summer house. The garden is fairly level, very private, and
has plenty of seating for guests to use. It also has access to the large
graveled car parking area. Outdoor games such as boules
and table tennis are available on request.
Additional Information
• Assistance dogs are welcomed by arrangement.
• In need of evacuation we are able to use entrance doors (double), Sitting
room door and utility door. Evacuation is by sound of alarm at night time or
personally /alarm during the day.
• We are a non smoking home.
• Small items of food/medication can be kept in our fridge by arrangement.
